PROPERTY The Landlord agrees to lease to Tenant and Tenant agrees to lease from Landlord the real property located at 209 Hill St, including the following described premises: [2 Bedroom, 1 Bath with fenced in backyard]. TERM The initial term of this lease shall be 6 months to 1 year. The Tenant shall have the option to renew this lease by providing written notice to the Landlord at least 60 days prior to the expiration of the initial term. RENT PAYMENTS Tenant agrees to pay a monthly rent of $1600 on or before the 1st of each month. Payments shall be made to EastTNBNB. SECURITY DEPOSIT Tenant shall provide a security deposit of $1600 upon the signing of this lease. This deposit will be held by the Landlord to cover any damages beyond normal wear and tear and will be returned to the Tenant within 30 days after the termination of this lease. UTILITIES Tenant is responsible for all utilities, including but not limited to water, electricity, gas, and trash removal, unless otherwise specified in writing by the Landlord. MAINTENANCE AND REPAIRS Tenant agrees to maintain the premises in good condition and promptly report any necessary repairs to the Landlord.
