AVAILABLE MARCH 1, 2024 This Studio Log Cabin is 450 square feet, and is within a ten acre horse ranch, on one of the most beautiful Blue Ridge Mountains in Boone, North Carolina. Although the property is within 10 minutes from ASU and downtown Boone, it faces north, so there are no lights and there is no noise from the Town. You will feel as if you are a million miles away. The long range mountain views will take your breath away, as will the horses, deer, wild turkey and hummingbirds! It is a Stargazer's Dream, and in July, the Fire Flies make the mountain and ranch sparkle!! The beautiful old gray barns are still functional, and are reminiscent of Watauga County's ByGone era. Donner, a miniature donkey, and Blitzen, a miniature horse, are usually roaming and eager for a carrot or two! The Studio Log Cabin is located next to the main house, but is not connected to it. It has long range mountain views, a full bath (tub and shower), a large kitchen, it has one King size bed and one Queen size air mattress. It is heated via an electric radiant heater, and has an air conditioner installed, usually from the months of June through October. It does have a small outdoor fire pit/wood grill and seating area where you can enjoy the view of the barns, horses and mountains. A large fire pit is scheduled for install in the spring. The Studio comes furnished, and does include non-exclusive use of the Ranch's entire 10 acres, for hiking, foraging, star gazing and enjoying the horses, deer and other wildlife. Excepted from the non-exclusive use, is the Main House and connected structure. All dogs must be leashed when outside. Bring your dogs! Bring your horses! Large and small dogs permitted, with a limit of 2. No breed restrictions, NO pet or dog deposits or fees. No cats allowed. Dry Stalls and pasture use may be available for Tenants' horses, with a separate charge and with written permission of the owner. No smoking/vaping. No hunting or fireworks allowed. All parking is free at the turn-around, with disability-only parking under the deck. Renters may temporarily park under the deck only when loading and unloading. There are No parking fees at the turn-around; and No admin fees. Included in the rent, is water. Wi-Fi, and Ultra High Speed Internet from a fibre optic cable that was recently laid by SkyBest are available, with 150 mbps up and down. Electric and Internet are not included, and a contribution toward the electric bill in the amount of $150 per month, and a contribution toward the internet bill in the amount of $50, shall be payable with each monthly rent payment. Location: within 10 minutes of ASU and Downtown Boone; and within 20 minutes of Blowing Rock and ski mountains. Available MARCH 1ST. First and last months' rent are due at signing of the lease. Water is included in the lease; electric and internet are not. Monthly expenditures are: Rent $1800, Electric $150 and Internet $50. Renters' horses are permitted only upon additional written conditions, agreed fees for pasture and dry stall use, and only with owner's written approval. The lease term may be three, six or twelve months. or longer
