About This Property

This is a beautiful home that we have not rented out before. It is in great shape and will make some family a great home. Requires a 1 yr lease. Living room has cathedral ceiling. All three bedrooms have tray ceilings the larger master has a adjacent room to use as a nursery, setting room or office. Large master bathroom has 2 walk-in closets. Very nice light cream/beige carpet in all areas except kitchen and utility room. Comes with all newer stainless appliances 4 door fridge, front know stove, vent hood microwave, and dishwasher. Laundry room has a newer Maytag washer and a dryer for your convenience however, we will not replace washer/dryer . This home also has a. fenced yard with storage building. There is also a second living area.and a 2 car garage. This is a very nice neighborhood on Spivey Hill! Renter is responsible for all utilities. 500 dollars per approved pet. Pet fee will be used to clean carpets, if no damage has occurred the difference will be refunded to tenant .If damages occur from pets deposit will not be refunded. Damage beyond normal wear will be expected to be repaired to landlords expectations or will come out of the deposit at the end of lease. All adults must fill out rental agreement and credit history, proof of income required. Renter may not sublease. Renter may not add additional tenants to property. Guests, non tenants have a 2 week limit on visit, unless approved by landlord. Adding tenants and or non paying extended guests not on the lease can void the remaining lease. No more than 3 vehicles permitted. No parking of any kind in the yard. Yard maintenance is the responsibility of the tenant. This is a family friendly neighborhood no disruptive or illegal activities permitted abuse of this can lead to termination of the lease. Landlord reserves the right to press charges/ file for damages or eviction based on nonpayment or violation of lease terms. Rent is to be received by the 1st of the month with a 3 day grace period. Late fees will be charged after day 3 at 20 dollars per day. Credit fees are at tenants expense usually between 50-60 dollars per tenant. Please do use good judgement and do not put grease or paint, or potatoes peels down sink drain, or feminine products in toilets .if plumber states this is the reason plumbing fixtures are not working, you will be billed for your self created problem. You are required to call us so we can make arrangements for any repairs we understand that at times things break and expect to pay for broken line, or tree roots, but not purposely abused equipments looking for responsible tenants that take pride in their family home. We will furnish the air filters for the year to be changed every 2 months by the tenant.
