Yakima Ave or visit their website and click on the APPLY TODAY. This will download a PDF that you can fill out on your computer. Follow the instructions on their website on how to submit an application. Each adult (18 and over) needs to fill out an application and pay the fee. The fee for the background check is $35 per adult applying plus a $3 convenience fee for credit cards. When you email in your application, you will receive a response email from Legal Couriers containing a link to pay with credit card. They will begin your background check once they receive your payment. When your background check is completed, they will get the information back to us within 48 hours. Things to know: Each resident 18 and older must submit separate rental applications (each paying the non-refundable application fee). To complete an application, you must provide a copy of a valid form of government-issued ID for each adult applying. We accept all verifiable sources of income which include social security, retirement, disability or section 8. Provide minimum of 3 years of employment history. Self Employed individuals must submit the previous year's tax return or 3 months of the most recent bank statements. Be prepared to provide 2 years of residential history as well as contact information for your rental references. Applicants must first view the home before submitting a holding deposit. Tenant is responsible for Power, internet, cable and phone. No satellite dishes allowed. Smoking or Vaping is NOT allowed. Pets are NOT allowed unless approved by landlord. This also includes visiting pets. Approval Criteria: We can only allow a maximum of 2 people Per Bedroom to live in a single unit. Earns a gross monthly income equal to or greater than 3 times the monthly rent. Has verifiable income. Co-signers are required to own their primary residence and have verified income. Has at least 2 years of verifiable, favorable rental history. Rental history references from family or close friends are not acceptable. Does not owe money to a current or former landlord. Criminal History: We consider how long ago the crime occurred, circumstances and evidence of rehabilitation. We will make our decision based on the results of the online criminal history check. Rental History or homeownership must be verifiable. Previous evictions, unlawful detainers and/or unpaid landlord collections may result in a denial. Minimum FICO credit score of 650. Based on the credit recommendations, the application will be accepted, denied or accepted with conditions. Bankruptcies within the past 7 years, accounts in collections or multiple recent delinquent payments reported on your credit history may result in a denial. Final recommendation will also be dependent on income, rental, employment and criminal history. An applicant may be denied residency for incomplete or false information on their rental application, or for failure to meet minimum requirements. Income Related Requirements: Each applicant must provide a written verification of gross income greater than or equal to 3-times the tenant's portion of the monthly rent per household. One of the following can be used to verify: 2 Paystubs within the past 30 days; or Bank statements showing recurring direct deposits or pay deposited; or Most recent tax returns for self-employed applicants Employment offer letters Rental assistance payments documentation Official statements of additional income (SSI statements, disability, child support, public assistance, VA benefits, etc.) Debt to income ratio will be evaluated based on the credit check, in addition to consideration for the incoming rent amount of the property being applied for.
