Freshly painted with new appliances and laminate flooring. All new plumbing and electrical fittings. RESIDENT agrees to pay all utilities and/or services based upon occupancy of the premises. Residents shall deposit all garbage and waste clean and sanitary into the proper receptacles and cooperate in keeping the garbage area neat and clean. OWNER may enter, inspect, and/or repair the premises at any time in case of emergency or suspected abandonment. A late fee of $50, shall be charged as due for any payment of rent made after the 5th day of the due date. Any late payments after the 10th day will result in immediate eviction proceedings. No animal, fowl, fish, reptile, and/or pet of any kind shall be kept on or about the premises, for any amount of time. A maintenance inspection will be done with a 24 notice and it is mandatory that the tenant complies with this rule or else the lease will be terminated. OWNER is permitted to make all alterations, repairs, and maintenance that in OWNER'S judgment is necessary to perform. Photo identification cards of all adults living in the unit are required and can be verified regularly. No smoking is allowed inside the premises.
