Home currently occupied by renter until Mid-March. Can not rent earlier than their scheduled move out date. Owner lives in North Carolina, but the current tenant can allow for some scheduled visits if the application process requires. Home is in like new condition and less than 2 years old. Pets will be considered on a case by case basis along with a pet deposit. Single families only, no multi-family or roommates. Considerations with move in cost / deposits can be negotiated if you are active duty military. Minimum lease length of 1 year, but open to longer if desired. The rent cost is priced fairly and below what could be asked for based on the current climate / location- we will consider only the most qualified and safe applicants. Lease Terms 1. A Complete List of Tenants. Name of every adult living in the rental unit on the lease, each adult tenant becomes fully responsible for all of the terms of the lease. 2. The amount of $2000 for rent will be due on the 1st of every month. Security deposit of $1000 will be due on the same day you sign the lease agreement. Non-refundable pet deposit of 250 per animal. Acceptable forms of payment: Bank transfer or money order, other forms of payment can be negotiated. There will be a 7 day grace period before a late fee is applied. A late payment will be applied in the amount of $200 dollars on your next monthly payment. Rent will not increase for the first 2 years. After 2 years if the tenant goes to a month-to-month lease, higher rates may apply. 3. Right to Entry Terms The Landlord will summit a proper notice in writing via email or text, at least 24 hours in advance. The Landlord can enter upon any emergency regarding the integrity of the home. 4. Maintenance and Repairs Keep the premises clean. Repair any damage caused by neglect or abuse. Mowing, seeding, and fertilization will be a requirement. 5. Landlord responsibility Maintain a livable property. Complete necessary repairs to damage not caused by the tenant, (such as repairing a leaky roof or fixing a heater.) Tenant must contact the landlord for repairs as soon as they become aware of a problem. 6. Limits on Occupancy Only people who have signed the lease (and their minor children) can legally live on the property. This prevents tenants from moving their relatives and friends in or subletting without permission. It also gives the landlord grounds to terminate the agreement if the tenant does not comply. 7. Rules for Pets Pets can be negotiated with the landlord. Pets allowed: 1 What kinds of pets are allowed or prohibited will be up to the landlord to decide. 8. Restrictions on Disruptive and Illegal Behavior include: Excessive noise Large parties Drug dealing Underage drinking These actions are prohibited and are grounds for terminating the agreement and facing eviction. 9. Miscellaneous Terms and Restrictions Notice requirements: A 60 day notice will be required if you decide to leave. A fee of $200 dollars will be taken out of your security deposit if this requirement is not met. There will be no subletting. There will be no parking on the street. All cars must fit in the garage or driveway. Tenants can NOT run a business from the property.
