Applications must be done online; we will not accept any paper applications. All occupants over the age of 18 must submit a completed application. A $85 non-refundable application fee is charged for each adult applying; this fee does not apply to minors under age 18. It is the applicant's responsibility to set their own appointment to view the property with any licensed real estate agent prior to applying. Failure to do so and applying "sight unseen"will not constitute a refund of the application fee. Holding deposits are required the following business day after approval before 430pm. Failure to view the property prior to applying does not extend this time frame. Properties are rented "as is" and are considered move-in ready. Requests for repairs should be sent via email to the listing agent. Repair requests are not a guarantee that work will be approved or that it will be completed by move-in. Applications are processed one at a time on a "first come, first served"basis. Each application can take up to 3 business days to reach a decision; your patience is greatly appreciated. Income requirements: 1. Combined household income of at least 3.5 times the amount of rent in verifiable income 2. Two months pay stubs are required for each person applying 3. Employment of at least 12 months with the same company is desired; applicants who have just accepted a job must submit an offer letter that shows income and start date. Non-local applicants must provide an offer letter from a local company to avoid an increase in deposit. 4. 2 months of bank statements 5. Annual statements are required for all Retirement and Social Security benefits 6. Self-employed individuals are required to submit their most recent tax documents, showing the annual income claimed and 3 months of bank statements. 7. Individuals who claim tips or any other income not stated on a pay stub must submit tax documents showing claimed income cash deposits are not a valid form of income proof and 3 months of bank statements. Credit requirements: 1. Scores must be 650 or higher to avoid increases in deposit; lowest score will be used to determine deposit amount. 2. Collections, charge offs and other past due balances will increase the deposit 3. Past or present bankruptcies absolving any debt aside from medical will increase the deposit 4. Open collections with previous landlords/apartment complexes will increase the deposit Past Rental History: 1. Applicants should have no evictions on record; one eviction will increase the deposit, applicants with multiple evictions may be rejected 2. Applicants with criminal backgrounds will be evaluated case-by-case.
