Tenant Selection Criteria : We are pleased that you are interested in leasing one of our homes. The final decision to approve your application is entirely up to the Landlord of the property, in which you are applying for. Below are the guidelines and requirements of our qualifying criteria so that we may make a recommendation to the Landlord based upon the following factors. Application Instructions and Process: 1. All applicants 18 years and older, must submit a separate, fully completed, dated and signed TAR (Texas Association of Realtors) rental application. Full names of all occupants must be listed, pets, and all vehicles must be on the application. Incomplete applications will not be processed. Please fill in all blanks with correct information or N/A, if it does not apply. We must have contact phone numbers and email addresses of all applicants, employers, and landlords. Current and prior residences occupied at must be listed with complete addresses, apartment numbers, zip codes, and apartment complex names. 2. Desired move-in date must be filled in. 3. A credit report from a national credit reporting agency and a criminal background check will be obtained on all applicants. Only criminal background checks will be required for applicants 18 years and older, who are not contributing financially to the household, such as, full-time college students and the elderly. 4. A non-refundable, processing fee must be submitted with each application. A link will be emailed to each applicant to pay online and authorize the tenant screening process. Applications will not be processed without payment of the processing fee. 5. Applications from other applicants are accepted until the application is approved. Because of the fiduciary relationship Magnolia House Property Management has with owners, if more than one application is submitted before approval can be achieved, then the most qualified applicant will be approved. If your application is approvable, but not the one approved for the property for which you are applying, you are welcome to consider other available properties that we have under our property management without payment of an additional application fee. 6. A valid, current, legible, photo ID documentation is required; State driver's license, State ID, or Military ID. 7. Please allow a minimum of 2-3 business days for the processing of applications. If the application is submitted during the weekend, then processing will begin on Monday. More time may be needed if more than 2 adults are applying. Delays may be caused by employers or landlords in efforts to obtain verification of information provided; please make sure all contact phone numbers and email addresses are listed correctly. Income and Employment: 1. Employment will be verified on all applicants. Two (2) years of verifiable work history is required and if transferred from outside the area, a letter of transfer on company letterhead, containing salary and hire/start date is required. 2. Reliable documentation, telephone numbers, and fax numbers for all income sources must be provided. 3. Self-employed applicants are required to produce last year's signed tax returns and 6 months of recent bank statements to support reported income. 4. Non-employed applicants must provide proof of income if contributing to the qualifying household income. 5. Applicants must have a combined gross income of at least 3 times the monthly rental amount. We reserved the right to require a cosigner. 6. All sources of other income must be verifiable if needed to qualify for a rental unit. This includes disability assistance, child support, and Social Security assistance. Criminal History: 1. A criminal history check will be performed on each applicant. 2. Landlord's decision to lease may be influenced by criminal activity in accordance with the Department of Housing and Urban Development guidelines. Rental or Residency History: 1. Consecutive residency must be verified for a minimum of the last 24 months with no interruptions. 2. Rental history references must reflect timely payment, required notice of intent to vacate, no complaints regarding disturbances or illegal activities, no NSF checks, no damages to previous rental units, and no failure to leave the premises clean and without damage at the time of lease termination. 3. Management will reject any applicants with any history of eviction actions or monies owed to previous and/or current landlords. Use of Residential Rental Property: 1. Our occupancy policy is as defined by the Department of Housing and Urban Development, in addition to state and local law. 2. Tenant may not permit any part of the property to be used for: (1) Any activity which is a nuisance, offensive, noisy , or dangerous; (2) The repair of any vehicle; (3) Any business of any type, including, but not limited to childcare; (4) Any activity which violates any zoning ordinance, Homeowner's Association rule, or restrictive covenant; (5) Any illegal or unlawful activity; or (6) Activity that obstructs, interferes with or infringes on the rights of other persons near the property. Pet and Animal Policies: 1. Pet and Animal Screening to be completed at: texaskey.petscreening.com 2. Pets are permitted only on certain properties at the sole discretion and approval of the Owner/Landlord. 3. Photos and current veterinarian records of all listed pets are required. 4. Aggressive breeds are not allowed in our rental homes. 5. If pets are allowed, the maximum number of pets is 2; exceptions for more than 2 may be allowed on a case-by-case basis and additional fees will apply. 6. Service Animals; $0 Animal Leasing Fee and a copy of current veterinary records. Security Deposit: 1. Applicant is required to pay the required security deposit at the time of signing the lease. 2. The security deposit is due within 24 hours of signing the lease agreement. 3. All deposits and first month's rent are required to be paid via the assigned online tenant portal, or via certified funds; cashier's check or money order. This includes the pet deposit and pool/spa deposit, if applicable. Checks are to be made payable to Magnolia House Property Management. 4. All deposits, first month's rent and utility order confirmations are due prior to move in. 5. A double or triple deposit may be required by Owner/Landlord for any foreclosure, repossession, bankruptcy, and/or tax liens. Accepting applicants with any of these on record is at the sole discretion of the Owner/Landlord. 6. Owner/Landlord may accept Guarantors in lieu of acceptable credit or landlord history. The Guarantor must complete the TAR Residential Lease Guaranty application and be qualified for the listed terms above in order to be a Guarantor. 7. Any exceptions to our company's criteria must be submitted in writing to the leasing agent for presentation to the Owner/Landlord for consideration. If approval is given for such exceptions, additional security deposit, Guarantors, and/or additional advance rent payments may be required. Renter's Insurance: 1. Renter's insurance is required and must submit a copy of the declarations page prior to move in. 2. If the property has a swimming pool or hot tub, it must be listed on the insurance with the minimum liability coverage stipulations as listed in the pool/spa addendum to the lease agreement. Tenant Initiation Fee: 1. $175.00 due upon signing the Lease Agreement, payable to Magnolia House Property Management. All information collected for the approval or denial of this application is considered confidential in nature and for company use only. The leasing agent is not authorized to negotiate on behalf of Magnolia House Property Management. Verbal representations are nonbinding. If there is more than one applicant for the property, we will request a designated point of contact to communicate with throughout the process and/or notify them of the approval or denial. In the event an applicant is denied, an adverse action letter will be sent to the applicant and the applicant will then be able to contact the consumer credit reporting agency for additional details. Once your lease is signed, it is a binding document. Any requested changes must be made in writing, approved by the Owner/Landlord, and tenant must submit a $75.00 administrative lease change fee.
