Insurance compensated displacement claims accepted - Home is FULLY furnished and is completely TURNKEY. It is ready to move in to on the 1st of February, possibly sooner. - Security Deposit is $5,900 (1 month of rent for home + approx. 1/2 month of rent for furnishings) - No Cats, sorry one of my kids and I both have allergies to cats. It sucks but since this has our furniture, we'd be cool with Small/Medium sized dogs - Pet deposit up to $500 (non-refundable) depending on length of rental. Under 7 month rental would be $250 non-refundable pet deposit. - Renter's Insurance Policy is required. - We ask that if you're interested in the home to please fill out a Rental Application through the Zillow.com's app or website which checks criminal, credit, rental history, and income verification. - Tenant's must earn at least 2.5x rent in W-2 Gross Monthly Income. Married tenants can combine income to meet this requirement; Self-Employed and/or Sole Proprietors, would have to provide 3 Months of rent as security deposit. To avoid this higher security deposit, verifiable bank statements for previous two months showing proof of consistent cash reserves that are 3x the monthly rent would be accepted by us. - Tenants must have No Felony arrests less than 7 years old. Unfortunately we can not accept anyone with violent crime, drug related, or any Class A Misdemeanor Criminal records (DUI's aren't something that would necessarily disqualify a potential tenant. More information would be needed to be evaluated on a case by case basis). Most important thing is transparency so please discuss this any history before the background check so that we can see how we can assist. - Tenants are responsible for payment of utilities on rental agreement of 6 months or more terms - High Speed Internet - Google Fiber - Natural Gas - Texas Gas Service - Electric, Water, Wastewater, Trash/Recycling - Austin Energy (all on one bill)** highest electric bill during 2023's record breaking Summer temperatures was $143. VERY efficient Home because of upgrades during remodeling that drastically increased energy efficiency - Landlord will pay for the mowing and landscape maintenance - Landlord will pay for routine HVAC maintenance, filter swap outs and maintenance to this homes HVAC system every 3 months - The Entirety of the Security Deposit plus pet deposit is due in full on the same day of the signing of the rental agreement - 1st month's rental payment due no later than 24 hours prior to move in date.
