Home sits on 3 acre plot with fabulous back yard with mature apple trees and room for children to play. Landlord lives within 4 miles of property. *Please note* Utilities are not included in rent despite what Zillow's listing states. It is an error on Zillow end* 1 year lease. No garage, outside parking only. No outside building storage. Lease is for house only. Speak to landlord if you have a storage need outside of house. Absolutely no smoking in the house. No cats. Dogs may be agreed upon but please note that home is on a very busy county road traveled by semi's and farm equipment hauling and traffic tends to move very fast. Dogs do not do well at this property and many have been hit on the road. Please use extreme caution and take extra precautions with your pet's safety if you choose and are permitted to have a dog on this property. Additional $1000 pet deposit on top of security deposit may be required. Tenant will be liable for any and all damages caused by pet. Snow plowing will be done by the landlord as the landlord is able (after work). Tenant will be responsible for shoveling steps and walk-ways. If the tenant prefers to plow own driveway, please communicate with landlord. Lawn mowing will be done by landlord as the landlord is able. If tenant chooses to do own lawn care, lawnmower and gasoline may be provided by landlord on property. Discuss with landlord. If tenant wants to plant a garden that requires any kind of digging or change in landscape, please discuss with landlord first. Landlord will spray outside for pests/bugs twice yearly in spring and fall. No changes to inside structures of house including carpet, flooring, walls, trim, paint, etc. without permission from landlord. Utilities are paid by tenant, include trash, electricity and propane heat. Free Wi-Fi service at this location. Wood burning stove is only to be used with permission from land lord after confirming tenant properly understands and demonstrates how to safely use and maintain wood burning stove and chimney and after landlord has completed chimney inspection. Wood supply will be tenants responsibility. Properly working smoke alarms and CO2 alarms must be kept plugged in, with operational batteries and in working condition at all times. Change batteries yearly. All appliances are included in house including kitchen (fridge, stove, dishwasher, microwave), washer and dryer. Tenant will change furnace air filter monthly. Tenant will keep solar salt stocked in water softener at all times. Failure of water softener or other appliance due to lack of solar salt will be tenant's expense. Tenant will promptly notify landlord of any problems with any appliance at any time. Terms for security deposit return: There must be no damage above normal wear and tear to appliances, walls, trim and flooring of home. The home must be in the same clean condition it was when you moved into the home. All appliances must be fully cleaned inside and out and underneath. Bathroom and kitchen must be fully scoured and cleaned. Carpets must be shampoo'd. If landlord has to do any of this, entire security deposit will be forfeited at end of lease.
