The renter(s) are responsible for propane and electric and wifi. The house will come furnished with electric heaters as an additional option. Garden Beds: The renters are free to use the garden beds in the back as they wish- the owners will not upkeep them. The garden beds in the front will be kept up by owners unless otherwise discussed. Pets: All pets are welcome for an additional security deposit per pet- Pet clean up is entirely the . Parking: There's no limit on parking Duration: Our lease starts at 8 months, but 12 month options are available- month to month is negotiable. Workspaces: The attached garage fully insulated but no central heating or air is connected to it. The shop/shed is not insulated. Other policies: Smoking is not specifically prohibited in the house, but if signs of smoking are left after the renter moves out (specifically smells)- they will be responsible for additional cleaning costs. Changes to the house: Any and all changes the renter wishes to make need to ran by the owners- Including painting of walls, changing flooring, light fixtures, etc. I doubt we'll have any concerns, but it still needs to be discussed. Appliances: The owners will be responsible for replacing any broken appliances that break from normal wear and tear. Any sign of added abuse will be covered by the renter. Provision of a washer/dryer can be negotiated if needed. Rent will be due by the first Friday of the month with a $50/business day late fee for the first week, then up to $75/day after unless otherwise notified
