Updated kitchen, newer engineered wood floors, new paint throughout, updated bathrooms, and plenty of natural light with brand new south facing windows and sliding glass doors. Easy access to both Boulder and Nederland plus a quick commute to Eldora Ski Resort. The home will be unfurnished. A neighborhood, community pond that offers summer relaxation with swimming, fishing and SUP/ kayaks. There are HOA regulations on the pond but can be used by renters. This is a 12 month lease starting February 1,2024 with the possibility of extending. This is a wonderful home and we're looking for mature adults who want to be in the mountains, close to trails, Eldora, Nederland and much more. This can be a family home as well. The BVSD schools are Nederland or Flatirons Elementary. There is access to a school bus at the top of the hill on Sugarloaf Rd by filling out a space availability form through BVSD transportation. This home is in the mountains so familiarity with mountain living, driving and weather is highly recommended. This is a non-smoking/ vaping home. It is on a septic system, propane and well. There are strict rules to follow with a septic system. Owners will provide regular maintenance for these items but renter is responsible for half the yearly propane costs, baseboard heat (can be about $300 monthly in the winter but the cost is offset by solar panels), internet, cable, and other monthly bills will be the responsibility of the renter. There are multiple parking areas and an extra large garage that the owners will still use for some storage with negotiations with renters. There is a large natural yard that needs monthly caring for in the summer and can be provided by an existing landscaper or by the renters. This can be discussed. The cost will be paid for by renters. Renters are responsible for snow removal on patios, steps, and off the roof for the solar panels. The city of Boulder plows the roads. Silver Springs neighborhood has a community pond which is accessible for swimming, fishing (flies only and catch and release), and hanging in tubes or on the dock. There's a loving beach for sitting and relaxing. There are wild elk, moose and deer in the area at times.
