Option 1 i. 3 most recent months of paystubs for W2 employment; ii. Proof of $6,000 b. Option 2 i. self-employed should provide Schedule C or 1099 to show gross income for most recent year and 3 months of recent personal bank statements. ii. Proof of $6,000 6. Co-Signers. We only accept co-signers for full time students without derogatory credit. Both the applicant and the co-signor must have positive credit histories and meet all other application requirements. For students, proof of enrollment is required. 7. 2 x pets not to exceed 40 pounds each, please provide pictures of each pet. There is a $500 pet fee/deposit that is non-refundable. 8. Tenant's must have current renter's insurance with at least $100,000 in general liability included for the length of the lease. a. Once conditionally approved by the Landlord and Realtor. b. A request for Renter's Insurance must be received within 3 business days (Monday through Friday) for final approval. 9. No Delinquent Child Support Payments 10. No Bankruptcies in the past 2 years 11. No felony convictions in the last five years and no sexual offenses ever. 12. Deposit is due within 48 hours of lease signing. a. Deposit $2,000 b.
