TERM: The lease term will be for a minimum of one year RENT PAYMENT: Tenant agrees to pay the monthly payment on the 1st to 5th day of each month. PAYMENT METHOD: Tenant agrees to pay the rent by electronic payment, check, or money order. The landlord accepts all types of payment. RENTAL INSURANCE: The tenant is required to obtain and maintain rental insurance throughout the lease term and must provide proof of insurance coverage to the Landlord. MAINTENANCE AND REPAIRS: Tenant shall be responsible for all repairs and maintenance caused by Tenant's fault. Landlord shall not be responsible for any repairs caused by the Tenant's misuse or negligence. UTILITIES: Tenant shall be responsible for all utilities, including but not limited to electricity, gas, water, trash, and internet. PETS: Small dogs and cats are allowed with a limit of two. SUBLEASING AND GUESTS: Tenant shall not sublease the Property or allow any additional guests to occupy the Property for more than 30 days. TERMINATION AND RENEWAL: Lease will terminate at the end of the lease term. Tenant may renew the Agreement with written consent from the Landlord.
