(E) Renters are responsible for; snow removal, maintaining the lawn and outdoor spaces adjacent to the home, as well as, trash removal. It is understood the attic and basement is not livable space but may be used as storage. In case of a fire, plumbing, and/or other emergency, renters are responsible for shutting off the clearly marked hot and cold water and/or gas valves located in the basement as long as it isn't putting them in harm's way. The landlord must be notified immediately of any plumbing, electrical, fire, and/or gas leak issues as well as any damage to the premises. (F) Smoking is not permitted in the home. (G) Pets, such as dogs and cats are not permitted. (H) If a visitor stays more than 30 days, they will be considered a "long-term guest" and must be added to the lease and properly screened. Failure to do so is a violation of the lease agreement. (I) Renters may not sublet any portion of the property. (J) Renters are encouraged to buy renters insurance for their personal property to guard against theft, damage or loss. (K) Potential renters agree to partake in a screening process at their financial expense to determine eligibility which includes steps to verify income such as providing bank statements, credit reports, and check stubs, as well as, providing information regarding current and or past landlords, contact information and personal/ professional references for each adult in the household. l) Limit's on occupancy - Occupancy is limited to immediate family members meaning parent(s) and children of same.
