The term of the lease agreement is month to month with a 60 days notice to vacate. The tenant and/or landlord shall give the other party a written 60 days notice (2 months notice);needs to be to the landlord before the 1st of the month prior to the 2 month move out; for example- If you want to vacate the property June 1st you will need to give your notice to the landlord no later then March 31th. This notice may simply state "Landlord or Tenant is terminating the lease at (address) and this is the written 2 months notice to vacate". Rent is due on the 1st of the month regardless if the 1st falls on a Holiday or weekend. The tenant is given a 5 day grace period to have rent payment to the landlord. Payment must be to the landlord by the 5th of each month or a $50 late fee applies. There is no smoking inside the home.
