ATTENTION: We will only rent this for one or two person occupation. This is a cute, small cottage on a double lot, with neighbors on only one side of the cottage. Bedroom sizes are 7 x 12 and 11 x 12. Living Room is 14 x 12. Nice sized kitchen with room for a table & chairs against a windowed wall for a street view. Laundry hook-ups on site. Property is on well, conditioned by a water softener that tenant is mandated to maintain the softener in Morton Rust Pellets salt refilled occasionally. You won't have a water charge which will save you hundreds per year. There are two small charges from Beach Park and North Shore Sanitary District. Cottage is on city sewer. This is a well established street with mostly long standing owners. Very friendly, nice area of Beach Park with easy access to either Sheridan Rd or Lewis Av. Bedrooms are adjoining so privacy will be an issue, even though there is a door between them. Still, you'd hear anything going on in either room from either room. The smaller bedroom is perfect for a computer or game room or an office, with a window overlooking the large grass yard. Back door has a nice sized porch as well as the front. Quiet neighborhood in Beach Park. Washer/Dryer hookups on site. Tenant will be responsible to mow yard of double lots when needed. Additional charge of $200 per month will be billed to you if we have to pay for a landscaper's services. We will only rent this for one or two person occupation. If you have more than that then this is not the house for you as the square footage is under 900 sq. ft. Beach Park is strict about tenant occupancy per square foot. This is just too small of a dwelling to house more comfortably or even what the village and Lake County statutes mandates. Credit score of 650 or higher needed to be considered as tenants. Income ratio no less of 33% rent to Income. Quiet neighborhood in Beach Park. Cottage is on well, softener on site. Washer/Dryer hookups on site. Tenant responsible for all utilities including gas, electric and sewer charges, keeping water softener stocked with Morton Rust Pellets. There is no water bill which saves you hundreds.
