The minimum lease term is twelve months. 60-day notice to renew or vacate at the end of the initial lease term is required. Rent is due on the first of each month. There is a four-day grace period and is considered late on the fifth calendar day of the month. There is a late fee for all rent received after midnight on the fourth The application fee is $75 per adult. All residents over the age of 18 must complete an application and have a background check. The standard security deposit is equal to one month's rent. The initial lease prep fee is $100. There is a $300 non-refundable pet fee for the first pet and $150 for each additional pet. Lawn maintenance, utilities, cable, and pest control are the responsibility of the tenant. Lawn maintenance is understood to include regular mowing, edging, and weed eating, in accordance with the neighborhood covenants & restrictions. The home has an irrigation system and shallow well so watering in accordance with utility company restrictions is required. Tenants are required to carry renter's insurance. This should be in place effective from the lease start date through the end of the lease, with a copy provided to the Landlord/Homeowner. The tenant will maintain the premises in a clean and sanitary condition. Trampolines, athletic equipment, recreational equipment, above-ground pools, hot tubs, or any items or activities which can cause interference with the insurance coverage are prohibited. Smoking is not permitted in the home, garage, or Florida Room. Move-in inspections are done prior to the tenant occupying the home. Tenants will be given 72 hours, following the start of the lease, to conduct an additional walkthrough and annotate and provide a photo of any items they would like noted. Quarterly inspections will be conducted to ensure the property is in good order for both the tenant and the owner. By agreeing to rent the home you agree to the quarterly inspection. 48-hour notice will be provided prior to the inspection. Upon the end of tenancy, Landlord/ Homeowner will provide move-out cleaning instructions/checklist. At the end of the lease term, after the tenant vacates, the Landlord/Owner will have the interior property and the floors professionally cleaned. Tenant agrees that $500 will be deducted from their security deposit for these services plus any damages not considered normal "Wear and Tear".
