Any dead trees or large landscaping issues like broken sprinklers will be handled by the landlord. First month's rent is due at signing plus a security deposit. No smoking allowed. Dogs of all sizes are allowed but the landlord would like to meet them first plus an additional $300 per pet will be added to your security deposit. The house will be rented out as is. If the tenant is the cause of something failing in the house, they will be responsible for repairs. The landlord is responsible for all normal wear and tear on the home. The lease terms are for 12 months. Should the tenant choose to extend the lease by another 12 months, the landlord will be allowed to inspect the property before the next year's lease is signed. If the tenant chooses to exit the 12 month lease early, the landlord needs 60 days notice and the tenant will pay 1 month's rent as penalty for ending the lease early. The tenant will also allow the landlord to show the house to future tenants as lease terms expire. Rent is due on the first day of each month. Payment can be made by check, Zelle, or Venmo.
