Horses are welcome! For your shopping needs, the town of Cotopaxi is 20 minutes away and Canon City is about 35 minutes away. Many quaint mountain-town restaurants can be found along the Arkansas River. Currently we're replacing a refrigerator, installing new carpet, and installing a new half bath for privacy. TERM. This lease is for at least 12 months from the effective date of the contract. The managing software is Rent Redi. Contact us for further details. SECURITY DEPOSIT. The refundable security deposit will total one month's rent. Any damages to the property over the security will be billed to the tenant. UTILITIES. Tenant will pay for: electricy through the Sangre de Cristo Energy Association, propane through the tenant's choice of services (we can provide a list), and extra water for the 1600 gallon gravity-fed tank (the well is in excellent operating condition, this tank is in place for watering animals, gardens, car washing, etc; we can provide a list of water delivery services) SMOKING. Smoking is not allowed inside of the house or the sunroom. Evidence of smoking will forfeit the tenant's security deposit in order to conduct a whole house deep cleaning. PETS. A $250 non-refundable pet deposit +$50/ additional pet is required at the start of the lease to deep-clean the carpets; any other pet damage will come from the security deposit. PARKING. Parking is allowed on the flat areas of the lot around the house. Any damage to the septic tank or destruction of the ground will first be taken from the security deposit and any remainder will be billed to the tenant. (Please don't drive on the Septic Tank or leech field) If ruts occur, please repair them by filling them in.
