Please beware of scammers Application Fee: $40 per adult The application fee will be used to conduct a background check that encompasses the following four areas: (1) Credit (2) Criminal (3) Employment/Wage Verification (4) Prior Rental History Minimum Requirements: Credit score of at least 575 or above No felonies Verifiable monthly income, 3 times the rent amount Good standing rental history No evictions and/or unlawful detainers within the past 5 years Total cost to move-in: - first month's full rent - security deposit (2x rent for credit scores between 575-599, 1x rent for credit scores above 600) - first month's sewer and trash, which is paid by landlord (total $84) - if pets, then first month's pet rent ($50 monthly rent per pet) plus one-time pet fee $250 per pet - prorated rent from the first of the month will be charged on the second month In order to secure the rental property the approved applicant is required to place a deposit. The security deposit is the equivalent of one month's rent or the amount requested that reflects your credit application. Pets are okay with non refundable pet fee.
