(Verifiable income may include but is not limited to; Trust Accounts, Social Security, Unemployment, Retirement Accounts, Welfare, Grants & Loans.) o Self employed applicants will be required to show proof of income through copies of 2 previous years of tax returns. CREDIT HISTORY Credit worthiness will be weighed in conjunction with all other rental criteria. RENTAL HISTORY o No evictions o No outstanding debt owed to a landlord or Property Management company o No Judgments for housing o Proper notice given to current or previous landlord CRIMINAL HISTORY o Any arrests or convictions for felonies involving drug-related crimes, weapons charges obscenity, prostitution, sex crimes, and/or child sex crimes will be denied o Open criminal cases in the above categories or outstanding warrants for any felony or misdemeanor will be denied A Co-signer may be considered if the minimum income criteria cannot be met by all applicants. ROOMMATES o Any applicants that do not share joint credit will be considered roommates o A total of 3 roommates will be considered for occupancy o Each roommate will be required to meet the above criteria o If one of the applicants is denied based on previous rental history or criminal history, all applicants will be denied
