Commuting is a breeze with easy access to the 417, making downtown, Disney, and the beach all within reach. You'll love all the amenities here, including a pool with a splash pad, a full-service fitness centre, 2 playgrounds, and sports courts for basketball, tennis, and pickle ball. The homes boast beautiful open kitchens overlooking the cafe and gathering room, a courtyard with a covered walkway leading to a 2-car rear garage, and an Owner's suite with a walk-in closet, double vanity, stand-up shower, and separate water closet. You'll appreciate the designer finishes, including upgraded 42" cabinets, quartz countertops, and tile throughout the main living space. Plus, the HOA includes landscaping, internet, gated entry, and access to the pool, clubhouse, fitness centre, playground, and sports courts for your convenience. We want to make sure that we have great tenants in our homes, so we have some requirements for anyone who wants to rent from us. Our lease terms are a minimum of 12 months. To be approved, tenants need to have a good credit score, a steady income that is three times the amount of rent, and they can't have any roommates. If you have a small pet, that's okay, but there will be a fee. We don't allow smoking in any of our houses. We also need to see that you have a good rental history and are legally able to rent in the US, either as a citizen or with a green card. If you have temporary immigration status, you'll need to pay a security deposit that is equal to two months' rent, plus the first and last month's rent in advance. If your credit score isn't great, we'll need a larger security deposit. Finally, there is a $95 application fee for each adult who will be living in the house. If you meet all of our requirements, you'll just need to pay the first month's rent and two months of security deposit.
